Thank you for choosing Deerfield Vacation Rentals (DVR) as your vacation home agent. The information supplied with this leasing contract will ensure that your visit will be a memorable and pleasant one while maintaining a workable system for our staff and homeowners. You are agreeing that you are 25 years or older and upon submitting your reservation for rental and securing it with a security deposit, this will serve and be binding as a leasing agreement.
SECURITY DEPOSITS are required for each unit leased. SECURITY DEPOSITS are paid by check, cash or money order on all reservations arriving prior to 90 days of reservation. Security deposits are returned approximately 45 days after departure providing there are no charges to telephone or satellite service, no excessive cleaning to unit and property was left without damages or loss of inventory items. Check-out guidelines are received at time of check-in and posted in each unit. Any damages (other than normal wear and tear) or loss of inventory, smoking inside home, unauthorized extra guests or pets, trash removal from home will be charged and is the responsibility of person or company making reservation including costs above the security deposit. Our homes have been thoroughly cleaned and inspected before your arrival. Please walk through unit and inform the office immediately if their are any mechanical problems or housekeeping issues. We will assume unit was in good order if we do not hear from you within one hour of checking into unit. Please report any problems or issues while you are here. We want your vacation to be perfect and want to have the opportunity to take care of any problems you might encounter during your stay. All of our homes have locked off areas (closets, garages or rooms) designated for owner’s personal items. These are clearly marked and locked. Entering/tampering with any of these doors or areas will result in loss of security deposit. DVR will file charges for any theft, criminal abuse or breaking and entering into private locked off area.
All rental units have a maximum guest allowance. This includes adults and all children over 3 years of age. We ask that you respect these guidelines the owners have set. We must be strict in enforcing these guidelines and should the actual numbers in unit exceed the limit, you will be required to rent an additional unit. If one is not available, you will asked to leave without refund. Should home be entered by DVR staff and blow-up mattresses, tents, or extra bedding is found, you will be asked to leave without refund.

CANCELATIONS MUST BE MADE IN WRITING BY EMAIL/FAX
Rates vary and are subject to change. Reservation is not accepted until process by the rental office. There are no charges to your credit card until rate and unit is approved by our office.
A GENERAL INFORMATION SHEET will be supplied upon confirmation of your reservation. Rates and regulations are subject to change. Starter supplies are limited, not replenished and will not be sufficient for full length of visit. DON'T FORGET YOUR TOWELS!!! PETS, FIREWORKS, HOUSE PARTIES, RVs, OFF ROAD VEHICLES, MOTORCYCLES, CAMPERS, and TENTS ARE NOT PERMITTED IN DEERFIELD RESORT. Deerfield Resort is a private residential community. Please respect these properties, neighbors and restrictions. Non-Compliance will result in removal from resort with no refund.
DVR is not responsible for loss, damage or injury to persons or personal property, inclement weather or mechanical failures beyond DVR's control. DVR is not responsible for any type of bedding or unit alterations an owner chooses to change before guest's arrival. Because of our unique location, service personnel are not always readily available. We try to respond quickly to problems but can't guarantee or reimburse for hot tub, whirlpool baths or other mechanical failures.
DVR will enforce the guidelines of this contract.
