These terms and conditions outline the rules and regulations for the use of the Deerfield Vacation Rentals, LLC (DVR) website, located at www.dvr.holidayfuture.com, as well as the terms governing the rental services provided by DVR.

By accessing this website and/or finalizing a reservation, we assume you accept these terms and conditions. Do not continue to use DVR if you do not agree to take all of the terms and conditions stated on this page.

1. Definitions

The following terminology applies to these Terms and Conditions, Privacy Statement and Disclaimer Notice and all Agreements:

"Client", "Guest", "You" and "Your" refers to you, the person logging on to this website, booking a property, and compliant to the Company’s terms and conditions.

"The Company", "Ourselves", "We", "Our", "DVR" and "Us" refers to Deerfield Vacation Rentals, LLC.

"Property" refers to the vacation rental home, condo, or dwelling managed by DVR and booked by the Guest.

"Party", "Parties", or "Us" refers to both the Client and ourselves

2. Services and Bookings

DVR acts as the managing agent for property owners. By booking a reservation through our website, you agree to the following:

Rental Agreement: All bookings are subject to a specific Rental Agreement which will be presented at the time of booking. If there is a conflict between these website Terms and the specific Rental Agreement, the Rental Agreement shall prevail.

Eligibility: You must be at least [Insert Age, e.g., 25] years of age to book a property. The primary registrant must be present at the property for the duration of the stay.

Pricing: We strive for accuracy, but errors in pricing or availability may occur. DVR reserves the right to cancel any reservation resulting from a pricing or availability error.

3. Payments and Cancellations

Payment Terms: Payment schedules (deposit vs. final balance) will be displayed during the checkout process. Failure to pay the balance by the due date may result in cancellation of your reservation and forfeiture of funds paid.

Cancellations: Cancellation policies vary by property and booking platform. The specific cancellation policy applicable to your reservation is detailed on the booking confirmation page and in your Rental Agreement.

Security Deposits: DVR may require a security deposit or a damage waiver fee. You authorize DVR to charge your credit card for any damages caused to the Property during your stay beyond normal wear and tear.

4. Intellectual Property & License

Unless otherwise stated, DVR and/or its licensors own the intellectual property rights for all material on DVR. All intellectual property rights are reserved. You may access this from DVR for your own personal use subjected to restrictions set in these terms and conditions.

You must not:

Republish material from DVR.

Sell, rent, or sub-license material from DVR.

Reproduce, duplicate, or copy material from DVR.

Redistribute content from DVR.

5. User Comments and Reviews

Parts of this website offer an opportunity for users to post and exchange opinions and information (Reviews). DVR does not filter, edit, publish, or review Comments prior to their presence on the website. Comments reflect the views and opinions of the person who posts them. To the extent permitted by applicable laws, DVR shall not be liable for the Comments or for any liability, damages, or expenses caused and/or suffered as a result of any use of and/or posting of and/or appearance of the Comments on this website.

DVR reserves the right to monitor all Comments and to remove any Comments which can be considered inappropriate, offensive, or cause a breach of these Terms and Conditions.

8. Property Use and Conduct

House Rules: Guests agree to abide by all house rules specific to the Property (e.g., quiet hours, parking rules, trash disposal).

Occupancy: Guests may not exceed the maximum occupancy listed for the Property.

No Parties: Parties and events are strictly prohibited unless otherwise explicitly authorized in writing by DVR.

Pets: Pets are not permitted unless the Property is specifically designated as "Pet Friendly" and the appropriate fee has been paid.

9. Disclaimer and Limitation of Liability

Website Disclaimer: To the maximum extent permitted by applicable law, we exclude all representations, warranties, and conditions relating to our website and the use of this website. We do not warrant that the website remains available or that the material on the website is kept up to date.

Property Liability Disclaimer: DVR and the Property Owner are not responsible for:

Accidents, injuries, or illness that occur while on the premises or its facilities.

The loss of personal belongings or valuables of the guest.

Events beyond our control (Force Majeure), including but not limited to weather events, power outages, construction noise near the property, or internet service interruptions.

By using this website and booking a stay, you agree to indemnify and hold harmless DVR and its employees from any claims arising from your use of the Property.

10. Removal of links from our website

If you find any link on our Website that is offensive for any reason, you are free to contact and inform us at any moment. We will consider requests to remove links but we are not obligated to do so or to respond to you directly.

11. Governing Law

These Terms shall be governed and construed in accordance with the laws of the State of Ohio, without regard to its conflict of law provisions.

12. Changes to Terms

We reserve the right, at our sole discretion, to modify or replace these Terms at any time. By continuing to access or use our Service after those revisions become effective, you agree to be bound by the revised terms.
